Delta District Reaches 50 Meters in Height – Geothermal Probes Installed, First Residents Moving in Spring 2027, InterContinental Hotel Opening by the End of 2026

Belgrade, October 2, 2025

At the construction site of Delta Holding’s largest investment project – Delta District, developed in partnership with InterContinental Hotels & Resorts Group (IHG), the highest delegation of one of the world’s leading hotel groups visited today. On this occasion, the progress of works on the 100,000 m² complex, valued at €400 million, was presented. The project is being built in a single phase and includes the construction of the InterContinental Hotel, two residential towers of 100 and 50 meters, and an A-class office building.

Construction works are progressing on schedule – eight levels have been completed, geothermal probes installed, and the complex will utilize solar panels, heat pumps, and smart systems. More than 4,000 m² of green areas will contribute to creating a natural microclimate, cleaner air, and a healthier urban environment. Delta District will be the first residential complex in the region to receive both WELL and LEED certifications.

“Delta District is our most significant project, built in a single phase at an exclusive location. Construction is progressing as planned – the project has already reached a height of 50 meters, and we are particularly honored to welcome today the highest delegation of our partner, the global IHG Group. Within this closed block, residents will be directly connected to the hotel and enjoy full access to all amenities and five-star hotel services. Investors worldwide recognize the growing value of branded residences, which can appreciate up to 50%, and we are proud to bring this concept to Belgrade together with our partners – positioning the city alongside global metropolises,” said Angelina Nekić, Vice President and CEO of Delta Real Estate.

Before her remarks, recognition was given to the investor with more than 35 years of experience in landmark projects such as Sava Centar, shopping malls, and office buildings. The state of the construction site today confirms that Delta District will soon grace the city’s skyline.

“Construction works are progressing impressively, and the location in the heart of New Belgrade’s business district – unmatched on this side of the river – truly sets this project apart. With the bold design of InterContinental Belgrade, its exceptional location, and renowned services and amenities, I am eagerly anticipating its opening at the end of 2026. It will undoubtedly provide the ideal experience for international guests discovering Belgrade and serve as a remarkable showcase of the InterContinental brand in Serbia,” stated Karin Sheppard, Senior Vice President and Managing Director for Europe at IHG Hotels & Resorts.

“The return of the InterContinental Hotel to Belgrade after 20 years will be world-class. With an investment of over €100 million in the hotel alone, the city will gain a state-of-the-art property featuring a panoramic pool, a fine dining restaurant of Michelin caliber, abundant greenery, and modern spaces for work and leisure. Additionally, more than 200 new jobs will be created for top-qualified staff. Our ambition is to open the hotel’s doors by the end of 2026, further strengthening Serbia’s position as a leading destination in the region,” said Andrej Sovrović, Executive Board Member and CEO of Delta Hospitality.

Delta District will add a new dimension to Belgrade’s skyline, reflecting a vision of luxury, innovation, and sustainable urban development.
